It will fluctuate each month from winter to summer so I would average the years past increase 5/10% Add to your rent and call it good.

Insufficient monsoon rains last summer and low snowpacks over the winter left Arizona, Utah and Nevada without the typical amount of water they need, and forecasts for the rainy summer season don't show promise.

The reasons vary from:Buying a house and they move out of their rental but want to keep flexibility in case closing is delayed or accelerated (stayed 10 days paid for 30)Came to SD for the Summer from UAE and stayed 4 months in the houseTravel healthcare workerRetiree wanting to spend 2 months in Socal both in the winter and in the Summer etcHe consistently gets about 2X what a LTR would bring in and less STR turnover hassle (once a month vs once or more a week).

Main reason being we are looking at fixing it up after the busy season (it’s an Airbnb property in gatlinburg TN) and then hoping to sell in the winter time, but the DSCR has a 5% prepayment penalty.

My fiancé and I want to start our investment portfolio with STR’s and are focusing on the areas listed because of their proximity to us and the attractions that would bring in tenants (Cooks forest, Allegheny national forest, Ohiopyle, Hocking Hills, and all the attractions of the city).
