It is in a great area and cash flows well, for now. 

WE NEVER in 10 years buy in SH, pricing to high as well as taxes.

But it doesn’t corners and edges very well.

In the right area, you will probably do well. 

Just make sure the cash flow can cover the HELOC payment as well.
