Home Inspections twice a week (you know, one a insect inspection, one for water intrusion in the attic, one for water damage to the cabinets, one for measurement to fix one door, one for a second option on the first repair's quote, one for remeasuring the door, and all the same for the other door...again, one for an upgrade estimate on the... um bathroom yeah that's it, one for a roof inspection that needs access to the attic, one for... well you get the point.

This eliminates the "subjective" component that gets so many investors into hot water.  

@Doris Moore, if you are buying and tenents are on M2M basis, this is actually a good thing since you do not need to wait long time before you can pump the rent up.

They have lots of color options and it's water, mold, scratch resistant which means you can install this in every room of the house.

She had me get the Power and water on in my own name... and I'm out of state a few states away.

Each duplex is individually metered gas and electric, the water/sewer/gas is shared and the previous landlord has been paying that separately.  

Let's un-muddy the waters...First, income from trading, like investment income, is not earned income for retirement account purposes. 

The first invoice was on 9/30/2020 and had a description of "home owner was getting water hammer from hall bath stool. 

The hoa also pays for water service because the entire complex is metered as one (which also sucks, btw).

I'm also concerned because in my counties, the water utility  will never be shut off, it simply rolls over to the property owner if unpaid by the tenant.
