Also as an added bonus, there is a sticker on the exterior of the property stating that my local town building inspector's office has deemed the property as "unfit for human habitation..."...not sure if this is common practice or a red flag but will have to dig into this one a little further.Any help you guys can provide would be greatly appreciated.Thanks!

I'd also mention to them at this point how much in repairs you're going to have to make to the property, and maybe send them a copy of the bids for work.If you can show them in writing from independent sources that the house needs $20k to be habitable, they might be more flexible with you.
