A flipper will go in and upgrade everything to match the top comps in the neighborhood, while a renter buyer will go in and make it clean and rent ready but not necessarily update it all the way to the same degree as a flipper (Caveats to this, but in general)An example may be tile flooring.

I have used local flooring shops to replace flooring, also have used big box stores...have also used local tile installer guy.

@Khen S.I think my explanation was general when I said bathroom.The quote was for just the tub or shower and I supply the tile....nothing else.I am also looking for nothing high end....moderate and tasteful.

any advice for someone who owns a few rentals but always did conventional loans and never this type of major renovation, i have some basic construction knowledge, i consider myself fairly handy. hanging doors and doing tile is not foundations and water damage, plumbing electric yikes, i should get a few different estimates from contractors for sure, , maybe someone can direct me as to a proper sequence.

The house ended up with brown tile, brown cabinets, brown countertops, and a shade of brown paint that looked more yellow than it did brown.To my credit, that color palate was more popular at the time, but when I look back at it today it's a bit embarrassing.Going forward I have worked with designers almost ever time.

You could try talking with other local investors or property management companies to ask about what they are seeing and try and spot a pattern from all those data points.
