Thought I'd share my recent decision to not complete a 1031 exchange and get your thoughts.  

Also, any thoughts on older properties like this as a first purchase. 

I figured I would post a few things that I wish I had thought about OR thought about harder when starting out when I started buying investment real estate.

This includes budgeting for renovations, understanding your cash flow, and preparing for both expected and unexpected expenses.Legal and Tax Considerations: Consult with a legal and tax professional to understand the implications of renting out part of your home.

I invest in a market where many newbie investors jumped in, thinking they can self-manage and not doing too well or realizing it is a lot more work than they thought. 

But if it's mostly smaller lots/homes (which is the case here), then maybe keeping them separate makes more sense.The idea of teaming up with a builder to develop the lots is very interesting and something I hadn't thought about.

But do you due diligence, protect yourself and be prepared in case it happens.
