I found the pro version of Rentometer to be bang on in the Phoenix market, but now that they are looking for $30/month, I am looking for other more reasonable tools to supplement CL research.  

The idea of living in one side while renting out the other to supplement mortgage payments seemed like a no brainer.

I’m not super knowledgeable about this, and simply aim to stay under two weeks a year to avoid this issue altogether.

The problem (or the opportunity) is that I don't have a team yet so I am free to choose the state/city/area.I know it will be challenging to implement fully on the first deal but this is what I am aiming for:- Get a full refinance and take all the spent money out of the deal.

So far I have been in the Dayton Cincinnati area and work with a great TK provider.I hope the community here can give input which proven TK providers in Cleaveland and the surrounding area I should consider.Here are the criteria I always apply:- TK finds the property in A and B class neighborhoods that need renovation- Renovations include all major systems and I as an investor get to see/sometimes expand the renovation - SOW- Sales price is at or below appraisal value- TK is responsible for full-service property management @ 10% of rent or less- Rent income is between .85 - 1% of the sales price- Property is offered financeable (TK does not only offer cash-only options)- TK offers warranties on renovation work- TK aims to secure long-term rentals (multi-year)Ideally, I am looking for a Cleveland TK that meets or exceeds all these criteria.

Comparing the results with long-term rental prices will give you a good idea of which option is more profitable for each property.Offering no more than market value and aiming to make at least one offer every four months is a good goal to have.

Having a great contractor and access to off market deals, flipping seems logical to supplement my normal realtor business especially if it takes minimal time / energy.

But, until both appraisals are competently reviewed and more appraisals are conducted under similar scenarios, none of these accusations are evident.But, thank you for caring about this situation as much as many of us do, we are all on the same side here, wanting to help rid the world of these injustices, but we should be careful of where we aim our intent, as it may be misguided and cause real harm. 

There are some other factors to consider, but I would generally aim for the bigger property.
