I recall that at one of the buildings the owners agreed to forgive the missed rent and return 100% of the security deposit in exchange for the tenants moving out.

Hello I have been a stock market investor for the last few years and now I am wanting to learn more about real estate investing. 

If you have some expendable Capital I would definitely invest into some blue chips in the stock market.

But I recognize that everything low-end is going that route and that you will soon either use new old stock stuff or used fixtures, or higher-end fixtures to be able to pick your own light bulb.

My stock portfolio has dropped $200,000, W2 commission sales are in the tank, and some tenants are freaking out, but you can still work your business during these times!
