I would be more concerned with where the title to mobile home was - was it retire and put on the property or is it still personal propertyThere is nothing you can do to make it compliant, if the loan has been current for 12 months then you have ability to repay because they have consistent pay history

Otherwise, you shouldn't be investing in these deals in the first place.I've seen solid GPs/Operators (+$3B in AUM) suffer in 2022/23 simply because they believed that interest rates would stay low and that rents would increase.

San Antonio / Central Texas should be some solid areas for BRRRR strategy - I'd be a little careful in the gulf coast areas like Beaumont though - a lot of weather risks that unfortunately keep popping up
