On my listings I have my minimum requirements stated and a link for people to fill out a rental questionnaire that touches on basic questions as well as these requirements (income, pets, evictions, smoking, credit etc).

There is no point in simply evicting and walking away if you can still go after her.If she is in on the scam she is already smoke in the wind but you should still take this to court for collections. $4000 is way worth your effort to try and collect.

As Soh mentioned, make sure you read the local laws, use a standard lease for the area (often govt websites have one that you can then add anything to-eg no smoking).
