I need a non-load bearing wall removed from the kitchen, add an island in its place, as well as some other random stuff in the unit, such as new bathroom sink, replace shower guts, lay herring bone pre cut flooring in the bathroom, lay concrete pavers on the balcony.

You could add a small kitchenette (hot plate, sink, toaster oven, fridge) and rent the basement out or alternatively you could live in the basement and rent the upstairs.

Always take tons of pictures when you leave (overall shots to inside oven and under sinks), especially if you can't get the landlord to schedule a proper walk-thru together (twice, my daughter has had landlords tell her they can't schedule a walk-thru with her).

So now we have this house that has all kinds of renovations unfinished, and we're not sure if we should sink more money into it to finish everything and do it right and rent it out, or sell as-is and take what appears to be a significant gain and move onto a house that doesn't need so much work.
