Hi all!

My name is Matt!  I'm new on here and an aspiring real estate investor.  I still have lots to learn and figure out but I'm super excited.  I just purchased my first property about two months ago.   At this point it seems to be a house hack/ live in flip if that's a thing.  I'll admit that I was really unprepared going to this and still am but some times you just have to sink or swim right?

Anyways I'm currently in Vacaville, CA.  Open to any and all advice and also looking to start networking!

@Matthew McBride Good Start! Of course, if you want to keep your momentum going, you need to start working on finding your next property sooner rather than later.

The areas around Sacramento are pretty competitive markets, so you need to get a bit more creative when it comes to your marketing to find property to buy. It's best if you find your own off-market deals. . These are people who share motivational characteristics of people ready to sell, but haven't yet done all the work they think they need to list property. The best way to find them is to send out mailers. (post cards or letters)

Some good lists to target are Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores. Absentee Owners with Equity have been popular for years, but that means that they might be getting multiple offers every week in their mailbox – so best to mix things up with multiple lists.

You can work with a list broker to optimize your list for your area. From there, there are a lot of companies that can help with the printing and mailing. Be sure that you highlight that "selling your house can be easier than you think" with the advantages of working directly with you instead of the more traditional route.

It may seem like you are sinking all your money into the Hack, but try to save some for your next properties.
