I would never suggest paying anything BEFORE closing (except the obvious, like appraisal).

I wanted to keep the first one simple.

There are so many things that go into legal and equitable standings.You want a simple answer but the situation is not simple.

@Bob Bowling I think Loic is referring to cap rate as a simple metric of Rent Revenue minus expenses / purchase cost.
