I have seen some pretty crappy workmanship from other rehabbers, poor design, poor color choices, not fixing bad layouts, etc and they just don't get the same pricing they could have from doing it better.

- if you are painting & replacing doors and baseboard and everything is the same color - have everything on site so if the painter is using a sprayer - they paint the doors and everything at the same time.5.

I'm more of a numbers guy who likes finding the deal, negotiating, etc while my wife enjoys the marketing part (flyers, picking colors, staging, etc) so works well .... but if we both enjoyed the same parts of real estate, I could see issues arising which end up spilling from the business to family side of things.

Fixing screw pops, patching holes, caulking here and there, color changes from pink and lime semigloss to a neutral color, and cleaning filthy walls down.

@Robert Conroy Those basement systems when I looked into them were almost the same price as a local basement remodeler without the ability to easily make changes in the future(which doesn't matter as much to you I realize).Personally unless it is a really bad DIY job or your target price range is high I would paint the paneling a light beige color to brighten it up put down some new carpet from Home Depot without padding (~$0.69/sq ft + $150 install from a local installer from my last basement job) and call it good.

Even if they want rooms different colors unless you have neutral colors you will have the rooms the wrong color.
