Practice and experience.
Go to home depot, lowes, or any home improvement store and get to know the prices of toilets, countertops, tile, carpet, installation costs, paint, etc. Then get bids on homes from contractors and subs on an average size home you will be investing in.

Then go through as many homes as you can and identify items in need of repair and then price them out afterwards. Soon after, you will be able to wlak through a house and create an estimate right in your head.
