Entire roof had to be replaced including roof on detached garage.  

The roof and A/C were just replaced, I would have have to put in a couple appliances but nothing major.

Particularly someone who I could open a line of credit with to make it easier to fund the repairs on projects without tying up my cash.

My sister wants to get involved and will be helping by assisting me in whatever reno projects we can do ourselves (probably just painting, tiling, flooring, and basic stuff to save on labor) and by letting me use her good credit for finance options.

.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!

So first thing I see is the total cost of project is 27K more than the ARV.

He's asking a higher price for the property than it's worth, has rental projections that are over the market, and the house has mold which could be costly to deal with.
