Besides if now days there are so many deals everywhere with this boom of people offering classes and seminars that brainwash you and promise to make you rich overnight investing in RE; why not just go get the houses where they know they can find them and buy them, instead of posting signs to buy houses???

Just curious: what kind of deal are you structuring with this individual?

I'm an inexperienced newbie but are you guys not retyping and printing out individual agreements for each deal?

I'm willing to learn from all individuals who know the business or even know more than myself and I will soak it up like a sponge.

I commend you for reaching out for help.Just be weary of who you place your trust in, do your due diligence on the individual.

As an individual home investor, though, I agree with Josh. 

As far as frequency goes that's an individual thing measured by your level of sophisticationa and knowledge.

@Alexander PezzuttoWe make private loans to rehabbers and others and always secure them as a first or second mortgage against the property (or perhaps another property owned by the individual).  

I've read Rich Dad Poor Dad and I know that a lot of the reason people is for job security.
