I chose this method of selling oven using an agent only because I refused to be tied into the RE contracts being offered here locally.Remember that people sell at auction hoping/expecting to get a higher price, while people BUY at auction, hoping/expecting to pay much less than market value.

The fundin option I use most is a no-money down strategy whereby we purchase at the agreed price and instantly re-mortgage at the market value so releasing cash instantly for the next deal.

Lots of different ideas with lots of different opinions posted here.The thing YOU need to consider, is your abilities and your goals, not others opinions as they do not know you.Buying a SFR to live in does not make you a RE investor, so if that is your goal (RE investor), that option should be thrown out.Mike said he would never want to live next to his tenants.
