However trying to figure out comps for the property have proven VERY difficult due to the wide range of sale prices ranging from 20K to as high as 90K.One street over, and the home values go up to from 80K to 120K.But this property has been on the market for nearly 5 months, so I wonder why?

The 2008 NEC requires AFCI breakers in bedrooms but many local areas don't adopt the code right away.If it's a AFCI I would be suspect of it because they weren't field proven at that point.
