At that point, I will be a the absolute theshhold of debt that I can manage with my paycheck if (in theory) my two rentals went vacant for a prolonged period of time.

The usual: divorce (especially in a community property state), health problem for you or a family member, uninsured/underinsured catastrophic loss for you or a family member (such as a personal injury car accident), a self-employed tax problem/debt, etc.The less usual: a local water district concluding that the water in the entire area causes leukemia or other cancers and therefore no houses are habitable (which is very possible in some areas of Texas), a prolonged drought that causes the local portable water supply to dry up, a major employer or employers moving out of the area/closing, one tenant (or other person) getting hurt on the property (and getting a multi-million dollar judgment against you), one local tax agency assessing a property tax on your property (I had one try to assess a $100K tax to fund an adjacent highway improvement....), etc.

Is my plan air tight and perfect, probably not, but I take a lot more precaution than most in the industry and still do a lot of deals without getting paralysis of analysis.

We have ~120 apartment units and a dozen or so houses/row homes with central air in the city.

Including 4 duplexes, it looked pretty sketchy from the air.

Motel room  meals out.. etc etc.I know when I go from PDX to the south be it atlanta or whatever it cost me 1500 to 2000 per trip.. of course I buy a first class ticket so my air fare is a little, but I get a free checked bag :)  Its one months rent in most markets to visit your property but if you have multiple properties then things get cheaper  but still a cost
