It needs a lot of work, but my main thing I need help with is this old shed behind the property.

I’ve owned the property for 5 years and this is the first instance of this issue.

It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets. 

Plus, investing in a developing area gives you a chance to see your property appreciate as the neighborhood grows.However, there are some things to consider.

Hello BP,Recently, I decided to move out of the house that was my primary residence for four years and make it a rental property.

I would make a site visit to where they live now and see how they treat the current property.

After doing this for 15+ years, almost all of our properties are paid off. 

A rule of thumb I use to advise my clients is: 1) the loan guarantee is worth 20-25% of the deal, 2) finding and vetting the deal is worth 25%, 3) executing the business plan for the property is worth 25% (i.e., overseeing contractors/property managers, etc.), and 4) contributing the money is worth 25-30%.

Does anyone have experience purchasing a mixed-use property on an auction site sold "as is" with a quitclaim deed?

I am selling a property in CA with a pretty hefty gain (great!)
