I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

Pictures of our unit are being used for advertising unit below market, Money is sent to scammer, potential renter is then told to show up at location to get a key.

Perhaps advertise it as such.

Hi BP Commercial Colleagues,I have a question around advertising vacant commercial spaces in regards to municipal benefits offered by the town.This week I close on my first mix use property that involves commercial (super excited).

Sucks but suck it up and pass on them and keep advertising. 

1) I use 3 times the rent to be eligible to rent  this is a HARD number and I don’t go below it ever  because it is 1/3 the gross salary of the individual which is customarily the amount recommended for owning a home or any budgeting classes or lecture or anything   So for me this is the pass fail item   If I can not verify the amount then it doesn’t count as income  2) I use 600 for a credit score minimum in my advertisements, however my tenant pool is typically 525-600 scores.  

If we didn't have to list it and had no advertising fees etc we could do it even lower

If you advertised this a lot in the market before selling, it tells that you were intending to sell this since the inception.
