Municipal Benefits for Businesses and Advertising Commercial
Hi BP Commercial Colleagues,
I have a question around advertising vacant commercial spaces in regards to municipal benefits offered by the town.
This week I close on my first mix use property that involves commercial (super excited). Luckily the numbers work with the commercial unit being vacant but I sure do get a lot of cashflow gravy if I can get the commercial space rented. The town my property is in is offering two different benefits for specific businesses.
1) Tax Abatement for RE that has those specific businesses leased within them (doesn't affect the business but affects me)
2) Various tax and incentives for the business owners depending on what type of business it is
I'm still learning the ropes on commercial leases (what I can and can't do from a leasing perspective from my lawyer), but I want to poll the community on advertising these benefits. Should I blatantly mention the second benefits when advertising my commercial unit? I want to know if that could land me in legal trouble with unfair rental practices or if there are other un-accounted issues that could arise when marketing those benefits. Additionally, is it ethical to advertise discounted rent for specific businesses (IE. $1 per sqft for generic office space, but $.75 a sqft for those specific businesses)?
