@Chris Seveney  Is there any correlation to the amount of money being raised and legal start up fees or is your estimate the same if you are raising $500,000 or $50,000,000?

Realize a REIT also will cost a lot more for tax returns and potential reporting. 

My main issue is that I don't have a ton of time to travel to desired markets (thinking of places like Phoenix, North Carolina, Reno/Vegas, Ohio) to look at properties, network, meet potential team members, etc. 

He would be more than willing to talk with you to discuss your situation and supply you with potential options.

I think living on a main road could certainly be a potential deterrent for any potential buyer or renter.
