I also spoke to my realtor about possible rent and she said based on my location alone I could get $1700-$1800 for a studio/1BR.

The question is just how beneficial it'll be based on the property and your specific circumstances.

Their fees to do this is you pay them 3% of the ARV on the buy and 3% of the ARV on the sell to them (you have to let them represent you on the buy and sell but when you buy, their commission is still based on the ARV).This might be a great way to learn and make money at the same time.

Prices have skyrocketed in my area and based off comps, I believe my prop would appraise for around $700k.

Pricing - most bookkeepers I know are transitioning to flat rate pricing that includes software costs, based on the complication/volume of your business(es).

I'm hoping to learn from this forum like I have learned from the bigger pocket podcast.
