I would be shocked if a multi-month break fee is enforceable anyway and even if you dont have a duty to mitigate a judge is going to wonder why you can’t fill the place with another section 8.

To my pleasant surprise they would be cash flowing a little under $20K per year!

I know that may be limiting me, but for me walking into an established business is just more secure.I am always shocked how many people fall for the old "just send me a few thousand and I will send you $100K" type scams.

We can all laugh but I would not be shocked if some places actually made this a law. 

No doubt you are in some state of shock and may have people looking to you for answers and directions and just keep in mind it is okay to say you don't know but will look into it.

Should have been common sense to take pictures, I was so shocked by the conditions that I forgot about pictures.
