We are just trying to play the game Monopoly in real life! 

With increasing vacancies, fewer deals are priced based on going-in yields.

They need to tell people this is a full time job and create a truly "plug and play" system like they claim that only requires a few hours of work per week.

How do you plan on going about your ARV from a comp-based perspective?

To me I would have approached FL like I do with California, more of a long term appreciation play. 

how does the fact youre renting to tenants play into the insurance??

This really could be all over the place based on what type of properties ones has and where they are located.Expenses and mortgage also greatly affect the bottom line.Someone with 5 properties could be killing it or not have two nickles to rub together.

I'm thinking of managing myself and looking for a fee based advisor who is versed in tax/management.

I'm providing 125k, so based on the other numbers I guess that's whole purchase and construction.
