I literally filled a pickup bed and the cab with all the food he left behind, donated to a food pantry.

From there we arbitraged a triplex, then arbitraged a duplex, then partnered on a quadplex purchase with my retiring parents, and have since used the money to buy another quadplex right on the ocean access that we are closing on the 30th of this month.

I personally put the parents on the lease as well to guarantee payment and such. 

In the next week I'm going to ask my parents if I can get authorized to use their credit card to start building credit.

They have a 2 year old and another on the way and I remember my parents being in the same boat when I was a kid.
