Total cost = Initial fees (one time with thousands) for a package + monthly membership fee + registered agent fee for every LLC + one time cost to setup all these LLCs, S Corp, Land Trust etc (several thousands or enroll into another package)So the total cost was too high.

I dont know all the elements of what went down but if this work needed to have permits and you did obviously sloppy inadequate electrical work, they can easily paint you as a shady seller who intentionally duped an unsuspecting buyer.

Line item each element...roof, siding, exterior paint, interior cabinetry, flooring, interior paint, plumbing waste and supply lines, etc. then google "construction useful life" to find charts that give you an estimated life of each element.

@Steven Barr If you sell as a package (one transaction, on contract) you would need to make sure that your purchase price is equal to or greater than the package sale price.

HiGoing in on a three property SFR package in Ohio with a partner90/10 split on the downpayment and mortgage is going under the partnerprofits being split 50/50. they put up the equity and i will do all the leg work. i've already done the legal and tax homework - the cost is about 5000$ CAD to set up LP and Wyoming LLC + compliance coststhere are clear tax advantages using an LP as a Canadian investing in the states however ...any Canadians with experience purchasing out of state?
