3 Property SFR Package in Ohio - JV or LP?

Hi

Going in on a three property SFR package in Ohio with a partner

90/10 split on the downpayment and mortgage is going under the partner

profits being split 50/50. they put up the equity and i will do all the leg work. 

i've already done the legal and tax homework - the cost is about 5000$ CAD to set up LP and Wyoming LLC + compliance costs

there are clear tax advantages using an LP as a Canadian investing in the states however ...

any Canadians with experience purchasing out of state? would you recommend LP? or have an attorney draft up a simple JV agreement?
