She did have her own realtor to communicate with the Countrywide realtor assigned to the property.She kept getting the "runaround" from her own realtor so she went directly to the Countrywide listing agent.

If you desire not to use an agent then you will either need to get written permission from them or convince them to take the lead and begin communication with the bank.The bank will require that they submit a short sale packet and it will consist of the following (at a minimum):-last two months of bank statements-last two years tax returns-last two pay stubs-hardship letter-etc...The next step would be to enter into a written contract with the distressed seller with a purchase contract.

The first way... means you invest part or all of the 50k into "an investment" and when the investment pays out you take the proceeds.. and reinvest...The second way... you learn to buy and sell to create profits.. and build a business... usually doing deal that are virtually no money down in nature...Then take the profits and reinvest.. so, you are building a machine that is the investment...In the second scenario you learn business and learn to invest in marketing.. to start and then other people as time goes...
