Many policies for vacant property exclude theft with the exception that some (builders risk and COC) may cover theft of “building materials” - since the AC was already installed it would be a stretch to call it building materials.Last - I bet you have ACV coverage for this type of loss which means they will depreciate for the age of the AC before paying out on a claim.If the cost of the unit is $3000 and it’s 5 to 7+ years old it would be adjusted heavily for age - maybe 50%?

This time I’m blogging it with some pretty funny blog material, tutorials, and just trying to track the entire event from looking at the house to closing on it, Working on it and then selling it.The first one I did OK, the second one I allowed myself to get derailed with my daughters disastrous life and so I really took a beating on that and decided I needed to get back up on the horse and stay focused and show myself that I can do it right this time and I did or I should say I am.

I'm looking for a primarily DIY project, so I'd be interested in finding a lead "consultant" for the project, who would provide expertise and any tools, while I'd provide the labor, materials, etc as well as compensate them for their time.
