Wow Factors and Flipping

 I am on my third home that I flipped.  This time I’m blogging it with some pretty funny blog material, tutorials, and just trying to track the entire event from looking at the house to closing on it, Working on it and then selling it.The first one I did OK, the second one I allowed myself to get derailed with my daughters disastrous life and so I really took a beating on that and decided I needed  to get back up on the horse and stay focused and show myself that I can do it right this time and I did or I should say I am.  I did it very different this time as I did it right and better  than the first and the second time as  I created an XL sheet using Google sheets to track every single solitary dollar of the project. I set a goal for as much as I was willing to spend on this one and still make a sizable profit. At this point in time I’m about $6000 under budget with the possibility of a roof being needed. I bought all my material at Lowe’s, I found all the coupons I can find, and then some, I made sure I picked a perfect contractor this time as the prior contractor in a prior home  literally stole $12,000 in cash from me.  And I call a cash when I write them checks and they keep the money and doesn’t show up. So I have a little group of contractors that I’ve pulled in close to me that I know that I could trust. The prior home I had eight contractors working for me, I ended up only reusing three of them that I could trust.  I’m trying to create a lot of wow factors in this home because I want it to sell quickly. I think Lighting  is so important on a renovated home, and I found this site Aliexpress.com  they sell Restoration Hardware lights there instead of paying $900 you’ll pay $65, I’m putting a couple barn slider doors in this home like the other one, I am really looking forward to the end result of this home so that I can show myself I can make maximum profit. And I’m 100% sure that the home purchase is about location location location. My plans are to take this home and make it so amazing on the inside without spending a ton of money  that if a buyer is debating between three homes they  would remember all of the cool things in my House!! Even the small details count as far as I’m concerned. There’s a section of the house back the main hall where there’s a bathroom door and bedroom door and the closet door so when I was looking at the closet door I thought how annoying it would be if someone had the closet door open and people were trying to get past them to the bedroom or bathroom so I put a barn slider door there for maximum space in the hall for the closet. I think if you think really hard about those kinds of things the buyers will notice them. Even the small details count as far as I’m concerned.
