Although that makes me a bit nervous to be speculative and reliant on future appreciation, I think this will be a good opportunity for me to get my feet wet as an investor and a landlord and learn along the way with some modest renovations (to help force some appreciation as well!)

I know that I have a couple of options, back away from the offer or request seller to drain water so that my inspector can go back to inspect crawlspace and possibly even hire a wet basement specialist to come take a look and see how the water is getting into the crawlspace.

With numerous programs in place and three stimulus checks out to most people and huge amounts of extended and expanded unemployment being paid, it will be the rare tenant who was so poverty stricken they could not afford $100 for a partial rent payment on occasion even once over the past 12 months.However, if your local state, town, or judges are putting restrictions in place beyond the CDC moratorium, then that may not work, obviously.Bottom line: Get educated, act firmly, and stay in control!
