First Rental Purchased!

After numerous hours of reading and listening to podcast after podcast I am pulling the trigger on my first rental property.  It's a single family 2 bedroom that is in a great school district.  I'm nervous and excited at the same time.  The person I'm buying it from is also going to help me get it rented after the current tenant moves out at the end of May which is great.  I welcome any bigger tips and am already looking forward to #2!
