@James Park There have been numerous articles written about the geographic reasons Texas doesn't generally experience "bubbles" in the market.

I have also heard that like Trenton there are areas that are solid and there are war zones to stay away from.  

Young single mom, maybe she has an exclusive with the realtor and cant get out, but just as likely she has never bought a house before, this realtor may have showed her numerous properties, and the buyer wants someone with experience to help her through the sometimes complex and scary process of buying a first home.

The best eye opener I saw was a small ranch (in an $80k post war ranch neighborhood) that had an addition built across the back of it on a crawl space.They added a large master bedroom with ensuite bath & laundry, his/hers walk-in closets.

I have a rental that pre-dates the Civil War or War Between the States as some call it.

I want to have the best negotiating position if we get in a bidding war with another landlord.
