I strongly disagree with some of the comments above, even if you intend to do reach an agreement with your tenant, you have to show them you're willing to do whatever it takes, even if that means going to court. 

Making money doesn't mean necessarily mean cash flow, but there should be a clear path to strong appreciation if there is no cash flow.
