I have a rental finishing renovation soon and would like to take nice photos for the listing.

Turns out I underestimated the rents on these 2 new ones when I got them fixed up and rented, and so would like to keep them as they will cashflow nicely.  

And you guys thought it was hard to find cash flowing deals now, wait until they all build up :)

I'm a US ARMY RANGER VETERAN, whom just went through a divorce ..stuck at a crossroads 29 years old 2 kids I receive disability every month but want that money working for me, I will be reading you guys and gals post taking notes and understanding different licenses I need.

Those may be nice houses, but not a good fit for rentals in Houston at those price points.  

Both of these guys are good at what they do and have expressed interest in "getting involved" in the REI business.  

I'm working hard to make sure that they have a nice place to live.  

@Andrew Brewer I know this is possibly irrelevant but maybe it will be a good idea to compare what prices are state-to-state, but in NJ if you want something with nice finishes... $150/sqft... if you want something with "ehhh" finishes then you can probably get down to like 100-125/sqft depending obviously on how much work you give your guys and what kind of relationship you have with them.
