My partner does not think so because it is in an undesirable area, and, although property values are on the rise, this neighborhood will be the first to take the hit and go back downward when/if the market tanks again. 

I live in Miami , and am looking to find single family home in B or C neighborhoods in Tampa Bay area, range 120 to 160 that will meet 1% rule.

I'm looking to invest in a single-family home or a duplex in Boise and would love some input on great neighborhoods. .Any Boise residents or investors here that could give me some advice? 

I'm looking for the standard qualifications: 2 1/2 times the rent with verifiable income, 600 credit, no felonies, evictions.The neighborhood is a C to C-. 

DOM is high for that neighborhood.

Also, depending on the neighborhood/school district will people plan on staying for a while or will your tenants be looking to upgrade to their own SFH after a year? 

They ate in one of the netter neighborhoods im the city.

We would spend weekends snaking neighborhoods and looking for open houses (because agents would try to double end the listing and they'd have open houses before listing the property on the MLS).

As long as you follow proper screening protocol, you should be just fine.I've had terrible tenants in affluent neighborhoods and excellent tenants in not-so-affluent neighborhoods. 

There's about 500 houses in the neighborhood.
