it is a good idea to offer him to leave as he will always be a problem tenant, especially since you have already set the tone that he needed but ask to get what he wants.

Regarding your waiting one year, I believe (and anyone correct me if I'm wrong) if your intent is to flip the property you're still going to need to pay the SE tax.

It has a power line on on poles the far side of the road so at a minimum, I’d expect to need to leave access for utility trucks to service the lines.
