I know they partner with some local hotels to bring guests in, and those hotels are super expensive.

I consider myself getting that % of a discount, so I reduce expenses rather than get a passive cashflow.

That conversion will not trigger any tax.Unfortunately we can no longer eliminate all of the tax simply by converting to a new primary and living there. 

Maybe some want to save their money and live in ok apartments/homes.

Opex ratio: Is 35% of revenue a solid assumption for operational expenses - insurance, maintenance, etc? 

I recently graduated college - paid for by the houses my parents were flipping while I was off studying - and wanted to find a modest way to give back what I could.To do this, I'm making a tool that lets them scan their receipts and it will automatically upload it to a pre-formatted Google Sheet that they can keep for each property to track expenses and eventually other metrics like returns etc...

Both units previously had family living in them.

Bought it renovated, but in 5yrs not so new anymore as tenants lived it down.
