The pros that I like are: longer leases, dealing with businesses not people, NNN leases and most houses in MN are quite old especially outside the cities.

Good Day everyone, i would appreciate some clarification on the scenario below.I recently purchased a property with section 8 tenant who having no lease agreement and are paying rent on a  month to  month basis.

Assuming the tenants deposit was documented in the lease, you are now responsible for refunding the money.

Once the property is approved then you go to the section 8 office to sign the lease. 

I'd love to hear feedback and suggestions on what will make a good VR in that area, or are there areas I should look into.Also, I'd love to connect with agents, investors, lenders that are active in Tahoe or perhaps Reno that could help me build a team over there including contractors, cleaners, etc.

We bought her our of the lease basically by offering an early termination contract and paying her last months rent.  

I was wondering if a Landlord can change from free laundry (Washer and dryer) to coin-op midlease if the his free commitment was not signed upon in the lease?

Some will charge a percentage each month but also a start-up fee, a leasing fee or lease renewal fee each year, administrative fees, maintenance fees, etc.

Though the basement will not have a full kitchen, I may be able to use it for comparative purposes related to occupancy.I may do yet another experiment in future renting by room using 1, 3 or 6 month leases targeting medical students and see how that route compares.
