I manually key AppFolio Owner's Statement data into a standard Excel template that is prepopulated with recurring descriptions (unit numbers, rents, management fees, landscaping, dates, etc.) 

I have suspected that they (or a previous owner) may have encroached upon my property when landscaping.

(About 1.5% of rent) (Usually a water heater every year and an ac unit every 2, everything else is under $200 plumber, landscaper, or handyman call.)If you’re painting houses or fences, replacing asphalt roofs, trimming/removing trees, in a market of 50-80 year old houses with cast iron pipes, water wells/septic, or other things like that your numbers will vary.

And oh boy, this thing needed everything; severe water leaks on roof, major pressure washing, painting (inside/outside/ceilings), replace plumbing, electrical, appliances, landscaping was a joke, etc. etc.

Try a "cool" front door color to make your front entry more attractive/different, and add some inexpensive landscape improvements, like mulch, to boost the curb appeal.Godspeed!

Once our house is complete, we will then get a mortgage + improvements, which will essentially be a regular mortgage but allow us extra cash to do interior renovations, landscaping, and build a garage.

We are not slum lords, we are people looking to make a little money and change the landscape. 

No exterior, roof or landscape maintenance, either.  

They get to meet everyone we work with from our contractors to our insurance company, our pool man to our landscapers.

She has done a good job taking care of the house, has fixed things on her own, landscaped, painted, installed new ceiling fans, etc. and not a tenant who will call me "for a plugged toilet" as she can fix that on her own.
