A partner of mine wants to sell some performing land notes in Texas. 8-12% returns, some RMLSO originated, anyone interested or have contacts who would like to take a look?

I have been involved in the buying and selling of portfolios of land notes for over 8 years.  

I have the land and the plans.

Often it is based on how well you pay back history.

The former is not possible unless it's a very remote piece of land.

We launched out Land flip funding last year and that has gone VERY well .. to the point if it brought enough volume safely I would back off doing the BRRR stuff as that is such high demand staff time etc etc..

Based on my research it seems like with a little rehab and managing a short term rental effectively, short term would likely cash flow more in a market like Tampa. 

I understand there are risks to this too, but putting an offer, with the caveat of based upon complete financial review, might be more enticing for owners on the fence.

I have already vetted the land with the city to make sure it was possible.
