June of 2022 I renovated the kitchen and upgraded all appliances What was the outcome?

Or he wants you to paint a kitchen ceiling when all it needs is a cleaning.The tenant does this type of work himself, so he benefits from doing these things every time you pay him to do them.What would be your approach to dealing with this? 

@Brandon Allen Willis - Yes, that is what I am saying, has it been done before by 1st timers, yes.

For example at $33 per foot in my area, a small kitchen can be $1500, labor and sink included.  

We completed a cosmetic rehab including replacing the kitchen, bathrooms, flooring, paint and adding recessed lighting.We funded this project using a conventional loan and using our capital for a down payment and construction costs.

My parents refinanced and brought their mortgage rate down to 2.50% almost a year ago and used the funds to completely renovate our kitchen to increase the value on the home and bring a more modern feel to it. 

One of the units is a modular home and the other is a single family with a finished basement with its own entrance and kitchen.
