i am looking at a house that needs some major work from the basement up.. total rehab new drywall and paint and carpet/tile and a new kitchen.. also needs electrical and furnace work as well... probably looking at least 25-30k in work.

@Edouard Pierre, don't forget about water-efficient appliances. 

Make sure there are the appropriate GFCI's in bathrooms and kitchens, all these things that are better done before a tenant is moved in.

I've used him on a couple of flips and he's done a great job on the kitchen counters.

The condo needs a little work and could use updated bathrooms and kitchens.  

And, how do you stage the kitchen?

It needs kitchens and baths, roof, windows, doors, flooring.Also, there appears to have been alot of structural work done on it as part of the foundation is newer.

No appliances, holes in the floor, missing copper pipes, etc and your lender may not fund the deal until it's fixed.

It's all done at the kitchen table, right?
