It's not necessarily because they are unknowledgeable about market prices (although they are at times), legislation was passed to make banks market properties in a way to protect the foreclosed consumer against a huge unnecessary deficiency judgement.

Hi @Daniel Z Fang, my initial judgement was that "something must be bloated in these numbers" but having run through the list of charges the only thing that seems askew is the $300 lock charge.

Go with comps don't rely on your own judgement.

I am not sure a land trust would shield you from a judgement.

Not walking far when it rains in the spring and etc..Another tip is to also remember the factors in which you can control.

I'd really like to include the eviction history in my screening process, I know that it will show on the credit report but from what I understand that only happens if there is a judgement.

We are on a hillside and every time it rains a large amount water comes down the street right next to me coming down that hill washing lots of rock and sediment into the cross street which is a small state highway.

My guess is that even if you are able to evict by say March and they grant you the judgement for the rent due, collecting that money will be very difficult.

I think if your goal is to financially impact them then you should get a judgement and send to collections.
