There is a lot of furniture, but mostly junk left in the unit.Can I just have a clean-out company remove everything, or do I need to have the family sign something first giving up their rights to his belongings?

I own these properties long distance and use an honest but inefficient property manager.In a perfect world I could get the manager to inspect the property and get the place cleaned the very next day after it has been vacated, and maybe the water is still on. 

I am new to the forum and looking to get involved. 

Can anyone from the area recommend a cleaning service? 

Found them off the Quickbooks website under the Support/Find a QB ProAdvisor section and they basically held my hand through the whole process of how to do enter transactions, import my credit card statements online, cleaned up my chart of accounts, etc. 

. - Good motivation to keep your nose clean otherwise!

My theory is if the current tenants are good, clean,quiet and pay on time then work with them.

This can often lead to more flexibility and better returns, especially if financing is involved in real estate transactions.

There are no agents involved so no commissions paid out.

I am highly highly intrigued on getting involved with bigger pockets and in the real estate community.
