I would suggest you search for and attend a local real estate investor's meet up in your area and try to ask for clarification on your thinking. 

I recently got my Real Estate license hung up at Weichert in Front Royal, and I am looking forward to meeting people who work in this area. 

So, make sure your closing agent will do whichever type of transaction you're planning to do.You need to be attending local REIA and real estate investor meetings to get local information and to learn who you should be using in your area.Good luck to you!
