I've been viewing the forums ever since I read J Scott's books on flipping a few years back, but only just came around to making a profile!

When I first started lurking on BP I was thinking that an attorney would be an attractive partner for some people, but I am getting the impression that most people around here view their attorneys--if they have one at all--as a line item expense on their budget and not an integral part of their operations.

I was under the impression that Master Electricians, Plumbers and HVAC people designed stuff for commercial applications and supervised apprentices and Journeyman Electricians.

The fact that you bought a out of state property as your first rental is impressive.

Hah yeah @Ozzy Sirimsi, and I don't think my wholesaler was being disingenuous, I get the impression he was surprised as well. 

I was quite impressed with how it turned out, took half a day, though it stank for 3 days.

My impression is that lender requires 20-25% down for investment rental property.
